I. Introduction
Welcome to East Brickton's "Rules of Property" , the set of rules each legalized faction will have to abide by in order to maintain a functional and fair business friendly environment amongst all factions. This thread will outline the portrayal of owning property, processed payments, land market, bankruptcy, and more. It is essential to become knowledgable of the rules to further your roleplay and become one of the top earning businesses in East Brickton.

II. Portrayal
Purchasing Land | In the midst of purchasing property, you would be in direct communication with a realtor. Who will take you through open houses to view different properties that are currently on the market and are not occupied by any other owners. Once you have a favorable place of where you'd like to carry out your procedures from, the realtor will hand you an important contract that will be discussed in greater detail later on. You will then sign the contract as well as pay for the property in full cash, or in increments which will then be considered to be a payment plan. The contract will hold this vital information in determining that for you. Congrats the property will then be all yours and you will be granted the keys.
Contracts | This document will disclose the amount of money you will have to pay for the property. As well as determine if you're eligible to pay in full or get on a payment plan where you will make payments weekly to cover the cost of the property. This should be roleplayed professionally in a 1-on-1 sitting with the realtor and purchaser.
Professionalism | As a legalized faction you should always be showing professionalism throughout any interactions you have with individuals. We understand in some cases there will be businesses who aren't as sharp as others and that's fine. We're open to inviting the type of roleplay where customers could leave bad reviews and potentially overthrow your lack of professionalism causing business to be stagnant/decline.
III. Land Ownership
Land Stability | This may be the most crucial section for a player wanting to own land but has chosen the route to get onto a payment plan. Weekly, you will be meeting up with your realtor who has sold you the property to pay your dues. If you are late on a payment, do not worry there is a 5 day grace period. If you are still late after your grace period is over, you will be charged a late fee each day after that. Missing 2 consecutive payments will cause the realtor/lender to begin the foreclosure process. It is important to stay on top of meeting your payment deadlines in order to not lose your property!
Taxes | Each property owner will be charged a certain amount of tax, it will be added onto your weekly payments to sustain the property. Taxes will be placed in escrow, like a savings account. You may use some of the money you carry in your escrow account to pay off your mortgage, this procedure has a 2 week cool down.
